HOA Fees and Budget

Q:        What are Home Owners Association Dues?

A:        These are your pro-rated share of fees that you will pay on a monthly basis as an owner of a condominium at Summit Condominiums.

Q:        How are these fees calculated?

A:        We put together an operating budget (which you will receive if you purchase a unit) and then divided it’s expense to each unit.

 

 

Condo Association Rules

Q:        I have heard that Condominiums have rules that the owners have to live by.  I have pets, and want to know if there are any restrictions on keeping them.

A:        When you purchase, you will be given a set of documents called an “Offering Statement “ and the Condominium Documents.  These documents have all the information you will need to know about what you are buying and how the Association runs itself.  With regard to pets, there are restrictions that no owner can keep livestock or poultry.  They can keep common domestic pets (non-aggressive dogs, cats, caged birds, etc).  Pets must be on leashes when in common areas, and owners must clean up after them.  All, all pets must be registered with the Association and be vaccinated per the local laws and regulations.

 

Q:        If I don’t like some of the rules, can I delete them from my set of Condo Docs as a condition of my purchase?

A:        No.  The rules are in place and are not changeable except when voted on and changed by the Association as a whole.  If after the Association is turned over to the owners, they decide as a group to change any of the rules and regulations, or to adopt new ones, they can do so.  Until then, all documents apply to everyone as they are written and are enforceable on everyone.

 

 

Occupancy

Q:        When may I move into my condominium?

A:       All units are complete and occupancy is available as soon as closing occurs.

 

Q:        Can I lease my unit?

A:       Yes. We have contracted with a property management company to handle all rentals of the units for owners. They may be reached at 205.556.0371.
