The day-to-day operations of a condominium complex are governed by rules and covenants set forth by the developer and then modified periodically by the Home Owners Association. These documents stipulate what rules and responsibilities are bestowed upon each owner, and how the property will be managed to hopefully result in harmonious living. They determine the personality of a condo complex.
